What is the median price of one of these SFH in this neighborhood? I doubt very much that "middle class people who are willing to buy a house where they don't need a car and want to raise their family in the city center" is an accurate assessment here. This is a housing policy that allows the most valuable land for high density housing to be monopolized by a small cohort of rich people who have enough money to afford both the convenience of proximity to downtown and also the luxury of a whole house + yard to themselves, probably making up less than 1% of the metro area population.

That's really not the case. Which is why I'm saying that inner SE and NE Portland are very unique in their walkability, zoning pattern and the resulting social effects for an American city.

Prices have risen in the past 10 years, but the median SFH in Portland sits at around $550k. 54% of the housing stock in Portland is SFH.[0]

The 1% don't live in the city, they live in Lake Oswego and other suburbs where the average SFHs are twice as large (at least).
